However, rising vacancies and declining customer traffic have challenged the traditional mall in recent years.
Most remaining mall tenants will close by the end of October.
Still, several major retailers and entertainment destinations will remain open at the property.
Boscov’s will continue operating, along with AMC Theatres and Barnes & Noble.
The closure marks another significant change for the Greater Philadelphia retail real estate market.
Earlier this year, Exton Square Mall in Chester County also closed after struggling with declining occupancy.
Together, the closures highlight ongoing changes affecting traditional enclosed malls throughout the region.
Consumer preferences have shifted toward open-air shopping centers, mixed-use destinations, and experiential retail concepts.
Meanwhile, successful retailers continue evaluating locations based on accessibility, demographics, visibility, and surrounding uses.
Large mall properties can also present significant opportunities when existing formats no longer meet current market demand.
Neshaminy Mall’s size and established Bucks County location make its future particularly noteworthy for commercial real estate professionals.
However, plans for the broader property have not yet been announced.
The continued operation of several major tenants also distinguishes the property from a complete site closure.
As a result, any future plans would need to account for those existing retail and entertainment uses.
For now, Neshaminy Mall’s closure represents another milestone in the evolution of Greater Philadelphia’s regional retail landscape.
Attention will now turn toward the property’s future and how the large Bensalem site could evolve over time.
