CenterSquare Acquires Warrington Shopping Center for $15.5M

A Warrington shopping center has been acquired by CenterSquare Investment Management. As a result, the firm continues expanding its retail investment portfolio.

The 32,200-square-foot Valley Gate shopping center was purchased for $15.5 million. Previously, the property was owned by Philadelphia-based Metro Development Co.

Notably, the transaction equates to roughly $481 per square foot. Therefore, the pricing significantly exceeds recent retail sales across the Philadelphia region.

The property is located at 201–281 Easton Road in Warrington. In addition, the site sits just off Route 611 and about four miles north of Interstate 276.

Valley Gate was constructed in 2015 and features several national tenants. Specifically, the lineup includes Sport Clips, T-Mobile, Visionworks, Crumbl Cookies, and Buffalo Wild Wings.

The center is composed of two buildings positioned on opposite sides of Metro Drive. As a result, the layout supports convenient access and visibility for retailers.

Meanwhile, the acquisition continues CenterSquare’s aggressive investment strategy. Previously, the firm announced plans to acquire 30 to 40 retail properties within two years.

Entering 2025, more than $300 million had been allocated for shopping center acquisitions. Consequently, several purchases have already been completed.
