
A nearly 28,000-square-foot retail development called Shops at the Italian Market is moving through the approval process in South Philadelphia.
Development plans are advancing for a prominent property in the heart of Philadelphia’s Italian Market.
The site at 1101-03 South 9th Street has been considered for several development concepts since 2012. However, the latest proposal focuses entirely on retail and dining.
Plans call for a 27,927-square-foot, single-story development called the Shops at the Italian Market. The project could accommodate between seven and 11 tenants.
Additionally, retail spaces would range from approximately 1,000 to 3,000 square feet. A separate 7,000-square-foot restaurant space is also planned.
The restaurant could include a rooftop bar and outdoor dining area. As a result, the project could introduce another major hospitality destination to the neighborhood.
Midwood Investments and Development submitted a zoning application for the project on July 1. The proposal is expected to undergo community review before reaching Philadelphia’s Zoning Board of Adjustment.
A construction timeline has not yet been announced. Nevertheless, the zoning application represents another step toward redeveloping the long-vacant property.
The project will feature approximately 340 feet of frontage along Washington Avenue and South 9th Street. Furthermore, setbacks will create additional space for outdoor dining.
Large windows and a brick facade are also planned for the building. The design aims to complement the surrounding neighborhood while creating a recognizable gateway to the district.
The property previously housed Anastasi Seafood before the business relocated nearby. Afterward, the original structures were cleared from the site in 2023.
Today, the vacant property sits across from the active open-air Italian Market. If approved, the development could bring new retail and dining options to the prominent corner.
The Shops at the Italian Market proposal also reflects continued investment in Philadelphia’s neighborhood retail corridors. Moreover, the project could strengthen pedestrian activity along Washington Avenue and South 9th Street.
