Starbucks to Close Three Philadelphia-Area Cafes

Starbucks is closing three more locations across Philadelphia and South Jersey as the coffee chain adjusts its regional retail footprint. The latest closures bring the company’s total to nine local stores in less than two years.

Two Philadelphia cafes will close at 1018 North 2nd Street and 2201 South Street. The locations serve the Northern Liberties and Center City neighborhoods, respectively.

Additionally, Starbucks will close its South Jersey location at 4380 Route 130 in Willingboro. All three locations are expected to close by the end of the week.

The closures come as Starbucks continues evaluating its store portfolio nationwide. For commercial real estate, these decisions can create new opportunities within established retail corridors.

Former coffee shops can appeal to other food and beverage operators because much of the infrastructure may already exist. Additionally, these spaces often offer strong visibility and locations near residential or commercial activity.

However, repeated closures also demonstrate how national retailers continue reassessing individual store performance. Traffic patterns, operating costs, consumer behavior, and nearby competition can influence those decisions.

The Philadelphia-area closures span distinctly different retail environments. Northern Liberties and Center City offer dense urban settings, while Willingboro represents a suburban Route 130 location.

Consequently, the closures do not point toward challenges within one specific type of retail market. Instead, they reflect broader changes within Starbucks’ regional store network.

For landlords, vacated national retail locations can present both challenges and opportunities. Well-located spaces may attract new concepts seeking established commercial corridors and existing customer traffic.

As Starbucks continues adjusting its footprint, additional retail space could become available across the Greater Philadelphia market.
