
A major Montgomeryville shopping center has changed hands as investors continue targeting well-anchored retail properties. Echo Realty and TPG acquired the 269,000-square-foot Water Tower Square from Goldenberg Group. The final sale price was not disclosed.
The property was previously expected to sell for approximately $55 million after reaching the market in May. Water Tower Square features a tenant lineup anchored by Home Depot and Sprouts Farmers Market.
Notably, the transaction marks the first acquisition completed by Echo and TPG since TPG acquired Echo in June. The approximately $2 billion deal combined TPG’s investment platform with Echo’s experience in grocery-anchored commercial real estate.
Echo currently owns more than 230 commercial real estate properties. Additionally, Water Tower Square expands the company’s presence within the Greater Philadelphia retail market.
The acquisition becomes Echo’s fifth shopping center in the region. Its local portfolio also includes Giant Marketplace at Bensalem, Media Shopping Center, and Swedesford Plaza in Berwyn.
Grocery-anchored shopping centers continue attracting investor interest because they serve recurring consumer needs. Furthermore, major national retailers can provide additional stability and consistent customer traffic.
Water Tower Square benefits from both grocery and home improvement anchors. That combination can help generate regular visits while supporting surrounding tenants within the center.
The transaction also reflects continued investment activity across Philadelphia’s suburban retail market. Well-located centers with established anchors remain attractive despite broader changes in consumer shopping habits.
For retail investors, properties offering essential services and strong national tenants can provide durable long-term value. Water Tower Square’s acquisition highlights that continued demand within the Greater Philadelphia commercial real estate market.
